The house was lacking items like dish soap, paper towels and toilet paper. The front door leaked water during a rain storm. The property said to have a garage for use but it was full of furniture. The pool was dirty and lacking chairs on the deck. The beach access was on a long board walk and it was in bad shape. No access to the beach from a golf cart. I would not recommend Royal Sands

Previously had an issue with this company, but they worked hard to resolve it for me. Great work Port A team!

Now on to call Capital One to get my money back! Do NOT RENT FROM TURNKEY!!!!!

PLEASE READ THIS BEFORE YOU RENT FROM THESE PEOPLE!!!

I would never have complained about the other issues but the Management of this company leaves something to be desired. When we arrived the beautiful home was less than clean!!! Check in was 3 pm and the poor kid cleaning (yes 1 very nice young man) was doing his best to clean a 5 bed/5 ba home. It was not clean, sheets were not washed, dishes in dishwasher with broken glass, ants in kitchen and bath (found pile of sugar spilled on counter behind the toaster. Bath mats not washed, chairs broken on porch, list goes on. I asked the young man if we could drop the groceries at 3 since he wasn't done, because we needed car without groceries to go get kids from airport (check in was 3). He didn't finish and I helped clean and worked my entire first night cleaning. Coffee still in pot from previous tenants. Internet didn't work (we have over 100$ in overage charges because we needed it for work and they couldn't get it fixed until the next week). I could go on and on, about the roaches in the home... but I am 100% positive this beautiful homes owners do NOT know what a crappy manager they have, it is sad!

My family rented this place to celebrate a special accomplishment in our family. Horrible experience! Day 1: We were unable to check in 30 min early, however, when we walked in, the house was in filthy conditions. We had to wait 2 additional hours to settle in while the cleaning crew came in and did a "quick" touch up. Original condition included, dirty towels in restrooms, 100% dirty linen, beds undone, trash under and in between couches, kitchen trash full, dirty toilets and kitchen major appliances, living area rug was filthy and full of crumbs. Dining chairs were also broken. The outside patio was dirty and full of trash as well. The grass was long and not maintained. Face view on TurnKey did not resemble the true picture. Door knob was also broken. Ceiling fans and light fixtures were controlled via remotes that were left without batteries. The thermostat was not adjustable - so my family including an infant slept in 90 degree temperature. Day 2: We called TurnKey about the thermostat and they sent over a guy to fix the outside but still we could not adjust the thermostat and slept in 85 degree temperature. The icemaker in the fridge was not working and our food was no longer good because the fridge was not cooling properly. My children were not allowed to play on the floor due to the filth. We had to make several runs to the store to buy fans for the night, laundry soap because none was provided as should have, dish soap, utensils because the supplied utensils were in horrible rusted and dirty shape. I don't remember signing up to supply my own fans, utensils, dishes, soap, ice, etc. To this day not one person from TURNKEY has bothered to contact me or my family for a simple apology. I have plenty more pictures that I'm willing to share with anyone interested or with turnkey so they can provide a better experience to the next renters. But until then, this is my review and I hope nobody has to deal with the same horrendous weekend we had. What should have been a wonderful weekend, turned into a stressful unrelaxing weekend where I had to clean the majority of the time we were there.

What a horrible experience I had with Turnkey Vacation Rentals!!! I would suggest to anyone that was thinking about booking a property with them to go elsewhere. I booked back in July 2nd my last summer vacation with them in Port Aransas, TX for our stay from August 10-15. This reservation had been paid in full since July 2nd. Exactly a week from our trip a received a call from a turnkey representative stating that she had to cancel my reservation because the property did not accept dogs. I stated that when I made my reservation I made it with a dog and that I told her that I had stayed in this same apartment during our spring break vacation with my dog. The only thing the agent would offer was a refund. I told her that she was not offering me any options 1 week away from my vacation. Can you get me another similar property? Or a discount somewhere else? The answer was a resounding NO. Bottom line after discussing this issue with her and seeing that she was not altering or offering any other options I had to accept her pathetic apology and my refund, nothing else. I wish I had read similar post before booking with them. Please STAY AWAY from @TurnKeyVacationRentals , they are just an inadequate business.

We rented a home managed by them in Port Aransas, TX it is the island hardest hit by hurricane Harvey. The town was MANDATORY evacuated by the mayor and my family (all 12 of us) packed up notified Turnkey what was going on and let them know we would be out by checkout time.

I contacted them days later to make sure they refunded us the 2 days we were unable to stay that we paid them for. They are fighting me on this issue and said they were NOT refunding ANYONE only issuing credits for another stay. This is not just what they are doing to me this is what they are doing to everyone in this terrible situation. I explained to them that this was a terrible financial loss already for my family and a horribly heartbreaking situation to no avail. I am sure the credit card will refund us but I shouldn't have to go through this.
